1000/1100 Dexter Avenue
Two five-story office towers totaling 206,752 square feet over three levels of structured parking in Seattle's South Lake Union area. The project required land use entitlements, including a Master Use Permit, and was constructed in two phases after significant pre-leasing had been achieved for each building.

The Reserve at Newcastle

Eighty-nine luxury home sites nestled along Fairways 4, 5, and 6 of the China Creek Course at the Newcastle Golf Club, adjacent to the Cougar Mountain Regional Wildlands Park with its 3,000 acres of lush evergreen forest and 36 miles of hiking trails. Land use entitlements were successfully obtained prior to the construction of lots, roads, and utilities. Home sites were then sold under a custom home marketing program to individuals and a select group of Eastside builders.

Oakesdale Center
A business park totaling 146,707 square feet of office and flex-tech space in five one and two-story buildings adjacent to 100 acres of forested open space and wildlife habitat in Renton. The negotiation of a Memorandum of Agreement with the City and interested third-parties concerning the proposed development was required before land use entitlements could be secured. Site work and construction of the buildings was then completed in two phases as market conditions and lease-up supported the speculative project.

The Ridge Condominiums

Ridge Condos
Acquisition of 100 units in an existing 125 unit condominium complex from offshore investors requiring renovation and resale. Significant legal, financial, managerial, and communication obligations required many months to resolve. The interiors of all 100 units were completely renovated while funding was provided to the homeowner's association for common area improvements and upgrades (including repairs to the limited common areas). The units were sold as affordable, entry-level housing in the highly desirable and premium-priced West Bellevue market.

A downtown Seattle icon at a wonderful 24/7 location on the edge of the retail district that achieved substantial market repositioning following an extensive renovation of all 173 apartments homes, the upgrading or replacement of selected building systems, the addition of a dramatic new lobby, community lounge, business and fitness center, as well as the expansion of its commercial street frontage with the introduction of professional office space and a coffee shop.


500 Powell Avenue

500 Powell
A single-story building totaling 12,990 square feet of government specialty space for the Department of Homeland Security. Encumbered by significant wetlands, the five acre site required extensive study and planning to cost effectively locate the improvements on the property.

Harbor House Condominiums
Harbor House
An 11-story, 56 unit residential tower in Seattle's Lower Queen Anne neighborhood with spectacular views of the downtown skyline, Mount Rainier, Puget Sound, and the Olympic Mountains. Extensive documentation in compliance with the requirements of the WAC was necessary for the conversion of this 30 year old apartment building, and thoughtful strategies sensitive to the rights and emotions of existing residents were developed that allowed systems upgrades as well as structural and common area improvements to be amicably constructed during the notice period prior to the commencement of marketing. Many residents exercised their right to purchase the unit that they occupied and as a result the sales program offered buyers their choice of a completely renovated "turnkey" home or an "as-is" home that they were able to decorate to their own taste and specifications.
